A new shopping centre at downtown


Not long ago, I saw a news report, from our local newspaper, that newly opened shopping mall in downtown area did not attract much crowd. So curiosity caught hold of me, I told myself that one of these days, I would visit this mall.
Finally, I got the chance to visit this mall on boxing day. See the photo above, this is what I saw on that day. Maybe if you have the time, you would like to visit this mall?

Forecast for Year of Rabbit 2011

2010 has been an eventful year, I wonder is it because Tiger being the fiercest animal out of the 12 Zodiac animals that caused everything to swing one end to the other? First we witnessed our global economy was like taking roller-coast ride, from high to low and low bounced back to high, I bet the ride must be a thrilling experience for some of you out there!

For the last 11 months, we had very unusual phenomenons too! We had heavy storms during our summer period which was supposed to be hottest months yet we experienced the wettest months. On top of that, the shocking news must be the floodings in Orchard road, a place that we would at least think of. And due to the heavy downpours, alot of basement carparks in many parts of Singapore were turned into huge pool of waters.

Apart from the heavy downpours, the strong winds also uprooted alot of trees in our history. So was it liu nian 流年, Metal on top sitting on Wood that caused so many trees to uproot? If you have read my last year forecast, you might have noticed my illustration - imagine an axe chopping a tree. On this note, can you still recall the Downtown East and Bukit Panjang incident, where young men were slashed? Again, Metal Geng (Metal weapon) attacking on Wood Mao (Bone)!

Having said that, I also mentioned that possible conflict and fights during the year of Tiger. At this point of writing, the tensions between North and South Korea has yet to ease. Let's pray hard that the tensions will not escalate into something unpleasant!

Floods and landslides in China

Strong Earthquarke in New Zealand

Tragedy struck HK tourists in Philippine

Japan experienced the hottest months

Election in Australia and Myanmar.

Next year 2011, is a Rabbit year.

Rabbit is known to be very gentle animal except this gentle animal is well known for producing a lot of offsprings, so will this Metal rabbit brings us more babies in 2011 and boost our birth rate?

So what is in store for 2011? To begin, let's start with the first day of Lunar New Year.

The first day of Lunar New Year falls on 3 Feb 2011 but please take note our cute little rabbit is still not ready to take over till second day of Chinese New year. Thus, year of rabbit will only officially take over on 4 Feb 2011 at 12.32pm. Therefore, babies born on the first day of lunar new year is still a baby Tiger.

2011 is Xin Mao Nian 辛卯年, which is known as Metal Rabbit year or Golden Rabbit year. The Heavenly Stem which is represented by Xin 辛(Metal) is sitting on top of Earthly Branches Mao 卯 (Wood), this terminology of Metal sitting on wood is similiar to 2010 Geng 庚 (Metal) Yin 寅 (Wood) except that 2011 is Yin Metal and Yin Wood while 2010 is Yang Metal and Yang Wood.

In Bazi books, Xin 辛 metal is described as fine jewellery. But I bet to differ, now let's imagine Xin 辛 metal as a pair of scissor while Mao 卯 wood as grasses. If you allow me to let my imagination run wild, what you see next is grasses are growing too fast and they become too long (tall), so question is : what would you do? Trim it of course! So will this trimming lead to correction? Maybe after this trimming, you will be able to find some jewels among the grasses!

Using Flying Stars for next year, we will see Flying Star 7 resides at central palace while wealth star 8 is located at North-west sector. For those who wish to have more wealth luck, you may want to activate your North-west sector!


Do pay special attention to East and South sector, as bad energy stars are located there. Ideally, one should not activate the bad energy stars in those sectors. You can consider to place some metal objects to reduce the bad energy effects.

Romance star is located at South-west sector, this is a sign that more matured women may tie the knots next year. As for people who are born in year of Tiger, Horse and Dog, you may find romance luck in 2011.

The four Zodiac animals that are deemed to have offended Tai Sui 太岁 are as follows: Rat, Rabbit, Horse and Rooster.

San sha wei 三煞位 is located at West, so ideally one should avoid having your back facing west. For those Zodiac animals who have deemed to be offended Tai Sui next year, you should avoid facing (looking) East and your back facing west at all costs!

This morning while I was driving, I saw a new housing development which is located next to a light rail track. I asked myself this," Will I choose to live next to a railway track?" Now, to make this topic interesting. Allow me to ask you this question, " Will you choose to live next to a railway track?"
Before you answer the question. I must agree that living close to a train station is definitely convenient! And not to forget alot of time is saved on walking to and fro the train station!

Oct sales data

URA has just released the private property transaction for October has rebounded from September figure, the Oct data shows that 1,058 private units were sold excluding Executive Condominiums (EC). If the figure were to include EC, the figure would be 1,587!

So I wonder, are we going to see higher transaction figure in months to come? Or more cooling measures?

Gosh.....our property market is still HOT despite the latest cooling measures which are meant to cool our hot property! Alot of people are still buying, just look at this week new launches, alot of new units were snapped up in a day! This is amazing! Even the new launch in the west has set a new record high!

So what is going to be next? Will there be another new record high? Or more cooling measures? Well, we will find out soon.

Time really flies! This photo was taken last year September. Shanghai Expo Site was still in the midst of construction. Today, 31 Oct 2010 marks the closing ceremony for Shanghai Expo 2010. Is a pity that I did not have the chance to visit the Expo.

Well, to compensate the "loss" maybe I will plan Shanghai trip again to visit some of the places which I did not visit in my last trip there.

Another new measure

Showflat and Case Study

Despite the property cooling measures in Aug 30, property showflat are still flooded with potential buyers. And this particular project located in North-eastern part of Singapore caught my attention recently. Before I start talking about this project, I have to agree that this project really have many plus points to begin with.

Firstly, this project is located near to mrt and all it takes is 3min walk to reach MRT station. There are not many projects which are walking distance to MRT. With such conveniences, I bet this is one of the major pull factors.

In addition, there are amenities around that area. Just a stone's away, you can find supermarket, clinic and 24-hrs coffeeshop. Or if you prefer to shop in air-conditional mall, all you need to do is hop into North-eastern bound train, it will bring you to the shopping mall which is just one stop away!

And the most important thing is the selling price, based on current hot property market, the indicative psf is not considered high if you were to compare with other similar projects. With so many pull factors, of course I am being attracted to this project.

Below is the sketch of the site plan. 'A' in the sketch denotes the first block that is nearer to the main Entrance.


Now, let's put all the Pull factors aside. Let's touch abit on the fengshui aspect.

This project is North-east / South-west orientation. In fengshui period 8, it is believed that houses with such facings are considered auspicious.

Another point noted from the site plan is right in front of the main entrance is a curved road.

Side view A-A shows that there is a gradual slope on the existing plot of land. As I do not have the full detail of this project, in this sketch I could only assume that the buildings would be built based on current condition. Therefore, I cannot comment much on this aspect till project is completed.

In an ideal condition - the slope (ground below) should be filled up to the same level with the road surface.


To make this case study interesting, now let's look at the site plan again. This time, please look at the site plan in a different view. Using macro view (or helicopter view), can you see anything interesting?

Still cannot see anything? Well, not to worry. But before I continue to demostrate what I have discovered in the site plan. Maybe you want to try again? Now, let your imagination run wilds! Can you see anything?

Okay, I shall continue from here. In the next photo, you will see that I used a highlighter to highlight those blocks. Can you see that there is a Trigram in those blocks?


Now, let's remove the outline in the site plan. This is what you get. (See photo below)


For those who have studied fengshui, you would have recognised this symbol (Trigram). This is Li Trigram (aka Li Gua).

In fengshui, Li Gua is represented as Fire element. In this case, where this plot of land sits on South-west, facing North-east direction. Both directions are considered Earth element. With this Li Trigram (Fire element) in the centre of this project.
In the cycle of (element) birth, it means that there will be fire to support the Earth element. In fengshui, we prefer elements to produce (support) one another rather than having elements clashing one another.
Isn't interesting to discover this Li Trigram in the layout? Now, it makes me wonder whether is this coincidental or this design has consulted some great masters? Anyway, do more research if you want to! And happy fengshui-ing!

What is in my mind? Qi Men Dun Jia will tell you!

Just a moment ago, before I started to blog my earlier post on the Use of Qi Men Dun Jia to find an answer. I was pondering whether I should look at Qi Men Dun Jia chart to find some clues on our private property prices: will our private property prices continue to heading north in the next few months or will it do a U-turn to head south?

The amazing thing about Qi Men Dun Jia is; it seems like is able to read your mind. When I saw the chart, true enough, the chart reflected the question which was lingering in my mind - property!
Back to the my earlier query, chart shows a lot of good (auspicious) stars around. Look like private property prices are unlikely to soften in the next few couple of months.

Use Qi Men Dun Jia to find an answer

What I like about Qi Men Dun Jia is the ability to find an answer to the question asked. Take this chart for an example, the question asked was related to property - some Property Agents were eyeing for a new property which was completed recently, they offered a high price to the house owner.

Answer : Chart shows negative answer, and Property Agents would end up disappointed.

A snapshot - today Straits Times headline "Sale of new private homes fairly strong". So looks like Hungry Ghost month did not deter buyers from buying houses. Anyway, it has been always a myth to think that buying houses in Lunar Seventh Month (aka Hungry Ghost Festival) is inauspicious.


Another snapshot - Sibor has dropped to a new low! At 0.51%!!! Wow... so does low interest rate means more buyers? Or low interest rate will attract more buyers? Well, looks like buying trend will continue....?

Is getting more exciting...

Just received a news that a new condo will be launched soon. This new condo is very unique in certain aspects: Firstly, the buildings have unique feature which you cannot find here. Secondly, it will be one of the tallest condo (Hint: 36-storey) in that area. Thirdly, this is a 99 Leasehold (LH) project and the breakeven price for this condo is believed to be in the range of S$1350 to S$1450 psf. So how much will developer market this new launch for a 99LH project?

Is always interesting and exciting to know the development of our property here. With the current cooling measures in place, will such measures really cool the heat? Is this new project going to kick off smoothly just like the recent launch? Will buyers snap out the units as fast as the recent launch in Eastern part of Singapore?

I know some of the readers out there may start to wonder why lately I have been posting so many property related issues? Isn't this supposed to be a Fengshui blog? And what has it got to do with property? So am I a Property Agent or what?

Well, I am NOT a Property Agent but please allow me to explain: The reason why I am interested in property is because property is somehow related to Fengshui. Why I say so? Let me quote you an example; assuming A lives in a house which is 25 year-old and next to A's house there is an empty plot of land. And there will be a new project (Condo) coming up. Imagine yourself as A, what do you think will happen? Will your fengshui change due to new project (Condo)? Think hard.....

And the answer for the above is YES! So that's explain why I am always interested to know the latest development.

Will there be more cooling measures?

Yesterday, the showflat at Eastern part of Singapore was packed with would be home buyers. This shows that people are still very keen to get a private property despite the recent cooling measures which were introduced barely 2 weeks ago.

Looking at current situation with cooling measures in place, developer is still able to achieve such good sales record, it makes me wonder will this lead to more new launches in days to come. Or will more good sales record lead to more cooling measures? We will know soon.....

Looks like the heat is still on....

Just read the news from Channel Newsasia, it was reported that a private preview for new property launch at Pasir Ris has sold 80% of the 200 units released.

After reading that news, the first thought that came to my mind was developer has achieved a remarkable sale result despite the cooling measures which were introduced not long ago. This shows that demand for property is still strong.

Now that make me wonder whether there will be more cooling measures within the next 6 months?

Will Fengshui Change?

Question : Will Fengshui change?

Answer : Yes!

Question : What are the reasons for the change?

Answer : The likely cause would be; Yearly star change, change in Fengshui period and external factors.

Question : Is there anyway to preserve a good fengshui?

Answer : Get it (your property) check on yearly basis. Any change in external environment may cause adverse effect on the Fengshui. Apart from that, a transition in Fengshui period may cause changes too! At this point of writing, we are still in Fengshui period 8 (2004 ~ Feb 2024).

People are still buying....

A recent news article from Channel News Asia reported that home buyers are still buying resale private property. And it was reported that data from URA shows resale private property make up of 50% total private property transaction. The rate of changing hands is growing faster now and an increase of 30% since 2007.

So look like everybody is still confident that our economy will continue to grow despite that USA unemployment rate has hit to 9.6%.

So what is your view on this? Will property price continue to rise? Or there will be more people buying private property?

Location, location and location.

Your Property Agent or friends may have told you that when come to looking for a property, is important to factor in the location. This same theory also apply to (retail) business as well. So when come to shop location, is important to look for a place whereby human traffic is high.

But wait a minute, is a business (shop) location really that important factor? Not 100% true. I have seen some restaurants or shops which are located in Ulu (isolated) places yet their business are doing very well! And on top of that, I have to say that some of those places that I have visited are not even accessible by public transport!

Apart from location, another important factor which one may want to take into consideration is that particular person's bazi. If a person is in good luck cycle, whatever things he does, luck will be always on his side. And not forgetting Fengshui is another option which one can always use to enhance a person's luck!

Property is still hot!

Just heard from the news that property showflat is still flooded with potential buyers despite the new cooling measures which were introduced on last Monday. People are still flocking to buy since they cannot buy HDB flats? Or people are just going to showflat to crowd the place?

Well, the answer will be out in next few days. Next week, there will be another new property launch (in the East). This new project is meant for the mass market, so most likely we will know whether the cooling measures have any effect on any would be buyers. Do stay tuned in this blog!

Someone asked me a question on 01 Sep 2010 at 1040am. I plotted the Qi Men Dun Jia chart using my PDA. And this is how the chart looks like based on that timing.

So is this a good chart? Maybe someone out there can share your view?

When a White Tiger is strong.

If you have read my earlier post, I mentioned that in Fengshui there are 4 Celestial animals which are known as Green Dragon, White Tiger, Red Phoenix and Black Tortoise. Out of these 4 Celestial animals, ideally a White Tiger should not be stronger than Green Dragon.

When a White Tiger is strong, usually ladies tends to have "power" or hold higher authority than men in the house or office. So is this a good sign? Well, this all depend on how you look at it!

Will the new property cooling measures help?

For the past 2 days, the hottest topic in town has been on the property cooling measures, the measures which took effect on 30 Aug 2010 seem to be out to curb those speculators.

In fact, property guru are expecting our property price will be most likely going to soften in the coming months. So curiosity gets hold of me, I checked Qi Men Dun Jia at 1030pm this evening to see whether property prices will be heading South soon?


Using Qi Men Dun Jia chart above, property is represented by Sheng Men. In this chart, Sheng Men 生门is located at original Jing Men景门 position. Based on this chart configuration, looks like property price is unlikely to tumble in this short period of time! Maybe prices will remain as what they are till November or December, that is when the "winter" set in. Maybe then, prices may change...Well, we shall wait and see....

Breaking News

In my last posting, I mentioned that today between 7am to 9am would be a wet day. I also mentioned things may happen.

It rained today at 7.45am but luckily it was not a heavy rain.

Another breaking news - Measures to cool private property market were announced at 8am today. Now it makes me wonder whether it has got to do with 4 pillars (Bazi), The Earthly branches, Chen Zi Shen (辰子申), forms the Three Combination - San He (三合) .

Which I have explained in my last posting that it is believed that when these 3 Earthly branches meets, they turn into water. And in additional to that, the day master shows ren (壬) which is also water. So water to "cool" the Hot property? Guess it could be a good news for people who want to buy their 1st property. But may not be a good news for property investors.

Wondering....

While I was searching for some auspicious dates, I saw this interesting 4 pillars (Bazi) which falls on 30 Aug 2010, Monday, time from 7am to 9am.

The Earthly branches, Chen Zi Shen (辰子申), forms the Three Combination - San He (三合) , it is believed that when these 3 Earthly branches meets, they turn into water. And on top of it, the day master shows ren (壬) which is also water. I wonder will this day be a wet day? Or more things to expect on this day? Hope that is not something bad....Well, we shall wait and see.




A shocking news!

This morning I got a shock when I saw the Headline in the paper, it was reported that few tourists from Hong Kong were shot by a gunman in Philippines. As far as I can remember, those tourists were still alive when our local news reported this yesterday evening at 6.30pm (Singapore time).

Based on the news reported in CNN website, it says that the incident happened at 10am, when the gunman hijacked the busload of tourists. Using that information (23 Aug 2010, 10am), the 4 pillars (Bazi) is as follows:

Marina Bay Sands (MBS) Re-visit

A couple of weeks ago, I visited the Marina Bay Sands. Today, I re-visited the place again, the purpose of my re-visit was to see the "river" inside the MBS with water this time, this river resembles Suzhou - Zhou Zhuang river. Guess, I am sort of missing Zhou Zhuang. Maybe is time for me to pack and re-visit the real Zhou Zhuang again?

Understand the 4 Celestial animals in Fengshui

If you have read fengshui books, you may have come across the 4 celestial animals, namely : Red Phoenix, Black Tortise, Green Dragon and White Tiger.

Did you know that these 4 Celestial animals can determine a house fengshui? And if you are wondering how to find these 4 Celestial animals, is by looking at the house external surroundings. Surroundings are usually interpreted as 4 Celestical animals. If you were to stand inside a house, looking out from the house on your left will be the Green Dragon, the right is White Tiger, the front is Red phoenix and the back is Black Tortise.

Ideally, a house should have good solid backing. Having a good backing means that the Black Tortise is strong, which is good as this may help you to suceed in things you do.

A clear opening space in front of a house is a good welcome sign, as this will allow Qi to flow into the house. On top of that, a good fengshui should have a strong Green Dragon as this will help to bring wealth. Ideally, a White Tiger should not be stronger than Green Dragon as it will cause more harm than good.

I was looking at the property index chart and I was wondering whether our property index chart is forming the Double Top formation just like Stocks chart? Or is the rising property index bringing us to the next high level and forms the well-known Head and Shoulder formation?

YOG - Youth Olympic Games

An exciting moment of the day. Caught this touching moments, see photos below.
I saw a line-up of coaches and alot of noise could be heard. Wondering what was the commotion all about?
Is the YOG - Youth Olympic Games. The coaches are loaded with supporters, they are waiting for the Youth Olympic Flame to pass by this stretch of road.

See alot of supporters with big blue banners are heading towards the Youth Olympic Flame passing point.


Youths were happily dancing.


With more dance minus break-dance.


Look at the energetic youths! Happy I suppose..Or excited? After all, is once in a lifetime event.

Low interest rate to stay

Saw today newspaper, it was reported that SOR and SIBOR rates have fallen sharply. With such attractive low home mortgage loan, rates for 3M SOR at 0.32078 and 3M SIBOR at 0.55361, will that attract more people to buy property?

Well, maybe that's the reason we got to see so many people flocking to the new launches lately.

Nevertheless, if you are planning to buy one property soon, is important to do your sums first before signing the S&P or OTP.

Shanghai

For those who are thinking of a holiday and going to a far place is out of question. Then you may want to consider Shanghai as your next holiday destination? Shanghai is just 4 hour flight away. Okay, to generate your interest in Shanghai, here are some of things that you can do in Shanghai:

1. Cheng Huang Miao 城隍庙
Visit the old streets in Cheng Huang Miao, you will be amazed by the beautiful building structures.



In Cheng Huang Miao, you will have to try the famous Xiao Long Bao (Steamed buns), the restaurant is known as Nan Xiang.


2. Huangpu River 黄埔河
Walk along this stretch of Huangpu river, it will lead you to famous lookout - The Bund.


3. Pu Dong 浦东
If you enjoy beautiful skyline, then Pu Dong is a place that you mustn't miss. Standing here, you can see The Bund. Please note that the lights at The Bund are off at 10pm sharp, so if you want to enjoy the beautiful view, you have to be there early.

4. Qi Pu 七浦
Ladies are you ready to shop? And if you are looking for latest fashion wears, this is place that you must visit. You will find all sorts of clothings here and I can bet that you will love this place! Just a note : watch out your belonging! This place can be very crowded!



5. Nan Jing Dong Lu 南京东路
This whole stretch of Nan Jing Dong Lu is filled with shops and shopping malls. You can Shop here for at least one whole day. If you are tired of walking, you can hop into one of those trams, it will bring you from one end of Nan Jing Dong Lu to the other end.


6. Xu Jia Hui 徐家汇
For a different shopping experience, you may want to visit Xu Jia Hui. This place is quite different Nan Jing Dong Lu as Xu Jia Hui caters to a different segment. You can find cheap electronics devices here. Major departmental stores can be found here too!
7. Tian Zi Fang 田子坊
If shopping is not your cup of coffee, why not have a seat at Tian Zi Fang and enjoy a cup of coffee? You can find very old buildings here, the ambience here is very different the outside world. For those who like photography, this is the place for you! Alot of photographers flock there just to take photos. Do visit Tian Zi Fang during daytime and night fall. Both will give you a different kind of experience!

8. Zhou Zhuang 周庄 (Ancient Water town)
If you prefer historical buildings that were built during Ming and Qing dynasties, then you will have to visit Zhou Zhuang at Suzhou. Is about 2 hour bus journey from Shanghai Stadium.
Things that you can do in Zhou Zhuang are taking a bumboat ride (lasts about ten min) which costs about 100RMB (approximately S$20) per boat. One boat can seat up to 7 passengers. So you will save more if you have 7 persons in your group.


In Zhou Zhuang, there are alot of Ke Zhan 客栈 (Inn) along the river bank so if you want to have a different taste of your holiday, then staying in a Ke Zhan is a must!

Try the famous Wan San Di 万三蹢 (Trotters) in Zhou Zhuang. It was believed that one of the rich merchants in Zhou Zhuang served this famous dish to the Emperor who visited Zhou Zhuang. The Emperor liked this dish very much and he asked what was the name of the dish. The rich merchant did not want to offend the Emperor so he came out with this dishname, Wan San Di.
Note : I never tried trotters before. In fact, I did not even dare to taste one before but after trying the Wan San Di in Zhou Zhuang, I fell in love with it!

9. Xi Tang 西塘 (Ancient Water Town)
Did you watch the Mission Impossible III? Well, if you did and if you want to know where they filmed it. Well, visit Xi Tang, you will have all the answers there! And who knows, you may enjoy part of the action too!
Things to do in Xi Tang :
1. Visit the buttons factory and see how buttons were made using shells in the oldest days.
2. Walk along the narrowest passage-way in Xi Tang. Only 2 Adults are passable at any one time.
3. Search for the smallest bridge in Xi Tang. (See photo below)

10. Zhu Jia Jiao (Ancient Water town)
There are close to 6 water towns in the vicinity of Shanghai. If you do not like long journey, then you may want to visit Zhu Jia Jiao? This is the nearest water town from Shanghai and is within Shanghai precinct.
Additional information - According to Xin Ming Ri Bao 新明日报 on last Friday, it was reported that airfare to China is expected to increase by 30% during Sep to Oct period. One of the reasons is because Shanghai Expo is still ongoing, therefore increased in airfare is unavoidable.

Well, be prepared to pay S$1,200 for SQ ticket to Shanghai during Sep to Oct period. See newspaper table below. But please do not stop yourself going to Shanghai just because of the high airfare. There are lot of things that you can do in Shanghai apart from those items listed above. And I believe that you will love the place like I do.
